Motivated Seller Leads in Solano County, CA — Travis AFB Orders, Refinery and Brewery Closures, and Vallejo's Oldest Homes

Solano County, CA

Motivated seller leads in Solano County.

Solano County sellers usually come to us from a few directions. A Travis Air Force Base family holding orders and a house. A Benicia or Fairfield household in a town that just lost the Valero refinery or the Budweiser brewery. A Vallejo owner in a house older than anyone living in it. Heirs deciding what to do with a parent's home under Prop 19. We hand you one of them, already spoken to by our caller. One lead, one buyer.

Seven Solano County towns, six very different reasons to sell

Solano has about 455,000 people, a 63 percent ownership rate and a median owner-occupied value near $617,700. It sits between the Bay Area and Sacramento, and a lot of what our callers hear depends on which way the seller drives to work.

VAL

Vallejo

Vallejo is the biggest city, about 123,000 people, and holds the county's oldest housing. St. Vincent's Hill and the Architectural Heritage District have homes from the 1850s to the 1940s, and exterior work there needs a Certificate of Appropriateness. Only 57.4 percent of homes are owner-occupied. Mare Island's shipyard, 46,000 workers at its World War II peak, closed in 1996.

FFD

Fairfield

The county seat, about 122,500 people, with households averaging 3.07 and more than 7,000 veterans. Travis Air Force Base sits just outside town. The Anheuser-Busch brewery that opened here in 1976 shut down in early 2026, taking roughly 238 local jobs. Expect calls from brewery and base families, and from owners whose plans changed when a paycheck did.

SUI

Suisun City

Suisun City is small, about 29,500 people, and sits near Travis, sharing a train station with Fairfield. Households average 3.03 people, the mean commute is almost 32 minutes, and Amtrak stops at the Suisun/Fairfield station on Main Street. Many of our calls here are military households deciding whether to sell or rent out a house before a report date at the next base.

VAC

Vacaville and English Hills

Vacaville, about 104,000 people, is two-thirds owner-occupied with about 8,000 veterans. The 2020 LNU Lightning Complex hit its rural edges hardest along Pleasants Valley Road and English Hills. Three years later the county had issued 99 rebuild permits and 48 were finished, and some owners found their policies didn't cover a rebuild. Some of them simply moved away.

BEN

Benicia

Benicia is older and pricier: 23.7 percent of residents are 65 or older, households average 2.42 people and the median owner value is about $810,000. Valero, which had run its refinery here since 1968, planned to stop operating by the end of April 2026 and cut 237 of 348 jobs. The city expected to lose about 13 percent of its general fund.

RIO

Rio Vista and Dixon

Rio Vista has the oldest population of any city in the county: 46.4 percent of residents are 65 or older, households average 2.01 people, and the Trilogy 55+ community is here. Dixon, the old "Dairy City," has grown with new subdivisions, and many residents commute to Davis and Sacramento. Downsizing and estate calls dominate Rio Vista; relocation leads in Dixon.

What moves Solano County sellers, and what it looks like here

These are the situations our callers run into most with Solano owners, with the local rule, process or event tied to each one.

What drives them here How it plays out in Solano County
Military relocation PCS orders and a house to deal with Travis has more than 7,500 active-duty personnel and about 1,320 privatized family units that are fully occupied with long waiting lists. PCS orders can arrive with under 30 days' notice, and assignments typically run two to four years.
Job loss and plant closures A major local employer shuts down Valero's Benicia refinery planned to stop operating by the end of April 2026, the Fairfield brewery closed in early 2026, and Mare Island Dry Dock in Vallejo announced in January 2026 it was closing, with more than 80 staff.
Fire-damaged and rural Owners who won't or can't rebuild The 2020 LNU Lightning Complex destroyed 309 homes in Solano County and damaged 854 other structures. Pleasants Valley Road and English Hills took the most damage, and underinsurance kept some owners from rebuilding.
Probate and inherited Heirs who don't want the house Estates are heard in Department 22 at the Old Solano Courthouse, 580 Texas Street, Fairfield, Wednesday through Friday mornings. The clerk's office is at the Hall of Justice. The four-month creditor period sets the floor.
Prop 19 inheritance Heirs who lose the parent's tax base The parent-child exclusion holds only if a child makes the home a principal residence, capped at the old assessed value plus $1,044,586 for transfers through February 15, 2027. Rentals don't qualify.
Pre-foreclosure Missed payments on a deed of trust Non-judicial trustee sale: 90 days after the Notice of Default, then a Notice of Trustee Sale at least 20 days out. Current Solano notices put the sale at the Santa Clara Street entrance of Vallejo City Hall, even for a Dixon or Vacaville house.

What you need to know before you call a Solano County seller back

Solano is a commuter county with a base in the middle. The 2020 commute data counted 85,326 residents working outside the county, led by Contra Costa at about 22,000, then Napa, Alameda and San Francisco at 11,000 to 13,000 each. Vallejo's average commute is 34 minutes. Out east, Dixon and Vacaville look toward Davis and Sacramento. In the middle are Fairfield and Suisun City, wrapped around Travis. When a seller tells you where they work, you usually know the reason before they say it.

Probate is a two-building process in Fairfield. Estate and trust petitions are heard in Department 22, Courtroom 3, at the Old Solano Courthouse on Texas Street, Wednesday through Friday at 9 a.m., with a cap of 12 matters a day. The Probate Division clerk's office sits at the Hall of Justice on Union Avenue. A simple estate takes 9 to 12 months, an average one 12 to 18, and the four-month creditor period is the minimum. Notice is published for three straight weeks, often in the Daily Republic, The Reporter or the Vallejo Times-Herald.

Foreclosure is California's non-judicial trustee sale. The Notice of Default is filed of record, the owner gets 90 days, and the Notice of Trustee Sale has to go out at least 20 days before the auction. Owners can reinstate until five business days before the sale. Current Solano notices set nearly every sale at the Santa Clara Street entrance of Vallejo City Hall, 555 Santa Clara Street, wherever the house sits. On one-to-four unit homes, eligible tenants, owner-occupants and certain nonprofits get up to 45 days to top the winning bid.

Tax sales run online through Bid4Assets, and the Treasurer-Tax Collector says they are generally held in May. A tax deed won't wipe out every other encumbrance, so the county itself tells bidders to run title and look at the property first. Most owners who reach that list have had years of chances. The ones you can help are the ones still a few payments behind, and those show up on our calls long before they show up in a parcel list.

Here's a call that's typical of Suisun City. Our caller reaches an Air Force family a few minutes from the Travis gate. Orders came in, the report date is about two months out, and the spouse is already looking at housing at the new base. They thought about renting the place out, then decided they don't want to manage a tenant from across the country. Carpet and paint need work after two kids and a dog. They talked to an agent, but the listing timeline doesn't fit the report date. You get the date, the price and the repair list before you call.

Solano sellers lean retail, and we say so plainly. Benicia's median owner value is around $810,000, and plenty of Vacaville and Fairfield owners have had an agent at the door. So every seller is asked whether a realtor or another buyer is involved, and the answer goes into the detailed verification note. Condition matters too. A Vallejo Victorian in a historic district needs city review for exterior work, and a burned lot in English Hills may carry an insurance gap. Our caller asks about both.

Verification

What our caller confirms before a Solano County lead is yours

Every lead gets a live call and a detailed verification note. About half of what we review never gets approved, and our QA log shows why.

01

No realtor, no other buyer

With a county median owner value near $617,700 and Benicia far above that, a lot of Solano owners have already talked to an agent. Our caller asks whether the home is listed, whether an agent is involved and whether another buyer is working it. Already listed with an agent is one of the top rejection reasons in our log, and we hold that line here.

02

Orders, tenants and who signs

For military sellers, the caller notes the report date, whether both spouses are on title and whether they were planning to rent the house out instead. For inherited homes, we note whether a petition is filed in Department 22, who has letters, and whether an heir plans to move in and keep the Prop 19 exclusion.

03

Condition, district and price

The caller asks what needs work and how old the roof, HVAC and flooring are. In Vallejo we ask whether the house sits in St. Vincent's Hill or the Architectural Heritage District. Around Vacaville we ask about fire damage and insurance. Then a price and a date in the seller's own words, plus any trustee sale they mention.

Common questions

Solano County motivated seller leads, answered

How long does probate take in Solano County?

Estate and trust matters are heard in Department 22 at the Old Solano Courthouse, 580 Texas Street, Fairfield, and the Probate Division clerk's office is at the Hall of Justice, 600 Union Avenue. A simple estate often takes 9 to 12 months and an average one 12 to 18. Hearings are usually set four to eight weeks after filing, and the four-month creditor period is the minimum. Our caller notes whether a case is filed and who can sign.

Where are Solano County trustee sales held?

The location is printed on each Notice of Trustee Sale, and current Solano notices almost all use the Santa Clara Street entrance of Vallejo City Hall, 555 Santa Clara Street. That holds for a house in Dixon or Rio Vista too. On one-to-four unit homes, eligible bidders can submit a higher bid within 15 days and, with notice of intent, up to 45 days after the sale, so a price at the gavel isn't always final.

How do you handle Travis Air Force Base sellers?

Military sellers are often our clearest timelines, because the report date sets the deadline. PCS orders can come with less than 30 days' notice or as much as 120. Our caller asks when the family has to report, whether they considered renting the house out, who is on title and what condition it's in. If the seller wants full market value and has time to list, we don't pass it on as a lead.

Do your Solano County sellers already have a realtor?

Some have talked to one, which is why our callers ask on every call. If the property is listed or another buyer is already working it, we don't pass it on as a valid lead. If a lead turns out to be already listed or under contract, or the seller never agreed to talk to an investor, it qualifies for our 72-hour replacement. You only get sellers who agreed to a conversation with an investor.

How much do Solano County leads cost?

We set your rate on a short call, because this county runs from Vallejo Victorians to Suisun City base housing to Rio Vista retirement homes, and the volume you want matters. There are no contracts and no setup fees, and invalid leads are replaced within 72 hours. Book a call and we'll walk through the cities you buy in.
