Anaheim quadrupled in size between 1953 and 1955, the year Disneyland opened, and passed 100,000 people by 1960. The tract homes built in that rush are now 65 to 70 years old, and many are on their second or third owner from the same family. Renters outnumber owners citywide, so expect a mix of heirs and landlords holding single-family rentals.
Garden Grove
Garden Grove incorporated in 1956 while roughly 1,400 people a month were moving in, buying new tract homes that sold for around $7,000. Today about 46 percent of residents are foreign-born and the median owner-occupied value is about $814,100. Westminster and Little Saigon
Westminster went from 25,000 people in 1960 to 60,000 by 1970, then became the center of Little Saigon, the largest Vietnamese community outside Southeast Asia. That adds up to paid-off houses, older owners, and estate decisions that often involve several adult children before anyone agrees to sell.
Fullerton
Fullerton's first tract homes went up between 1947 and 1952 west of Euclid and north of Commonwealth, mostly two or three bedrooms, one bath and under 1,000 square feet. Small, old and expensive to bring current is the profile. Owners aging out of those houses, and heirs who live out of state, make up much of what our callers hear in Fullerton.
Huntington Beach and Irvine
Huntington Beach has nine of the county's 63 listed 55+ mobile home parks and no space-rent control, so park residents on fixed incomes call about selling the coach. What you need to know before you call an Orange County seller back
Start with probate, because inherited houses are the backbone of this county. Orange County probate runs through the Superior Court at the Lamoreaux Justice Center on The City Drive in Orange, not the old courthouse in Santa Ana. The court routinely grants full authority under the Independent Administration of Estates Act, so an administrator can usually sell with a notice to heirs instead of a confirmation hearing. A simple estate runs 9 to 12 months, an average one 12 to 18, and the four-month creditor period sets the floor. Ask whether a petition has been filed and whether letters have issued.
Then ask about Prop 19, because it changes who wants to keep the house. Since February 2021, a child only keeps a parent's old assessed value if they move in as their principal residence and file within a year, and even then only up to the existing value plus about a million. In a county where the median owner-occupied home is near $962,600 and plenty of tract houses were bought in the 1970s, siblings who don't plan to live there are looking at a tax bill that resets to today's value. That is when they start returning calls.
Foreclosure here is a trustee sale, not a lawsuit. The lender files a Notice of Default, the owner has 90 days to cure, and a Notice of Trustee Sale has to go out at least 20 days before the auction. Reinstatement is possible up to five business days before the sale. The location is printed on the notice, so read it rather than assuming. On one-to-four unit homes, Civil Code 2924m gives tenants, owner-occupants and nonprofits up to 45 days to outbid the auction winner, which slows the deal for anyone buying at the sale.
Tax sales are slow and they don't come cheap. A parcel has to be at least five years delinquent before the Treasurer-Tax Collector gets the power to sell, and the county's own press release says its auction draws nationwide interest because of what Orange County real estate is worth. Bidders on Bid4Assets pay in full within five business days and get an as-is deed. The better conversation is with an owner in year three or four. The county has already published lists of parcels in that window with a June 2027 deadline to pay or set up a plan.
Condition follows the build dates. Fullerton's 1947 to 1952 tracts are under 1,000 square feet with one bath. Anaheim, Garden Grove and Westminster tracts from the late 1950s and 1960s often still have original plumbing, older electrical and decades of owner patchwork.
